A Major Step Toward Long-Term Preservation

The Lysle Garage rehabilitation is now well underway, with a comprehensive scope designed to repair, strengthen, and protect this vital community structure. The work is progressing across multiple phases, each targeting the key elements of the garage to ensure durability, safety, and cost savings for decades to come.

 Scope of Work in Progress

1. Concrete Deck Renewal

  • Scarification and spall repair: Removing deteriorated surface concrete and replacing weak spots.

  • Overlay installation: Applying a new concrete overlay across large sections of the deck, reinforcing structural integrity while restoring a smooth, durable driving surface.

  • Expansion joints: Outdated caulk and failing joints are being removed and replaced. A Surtreat TPS II corrosion protection bonding agent is applied before installing new joint sealants, ensuring watertight performance.

2. Corrosion Mitigation & Long-Term Protection

  • Deck treatment: After surface prep, a three-part Surtreat system is being installed to protect new and existing concrete against corrosion.

  • Underside of deck: Loose concrete is removed, followed by application of TPS II and TPS XII, along with Surcoat latex-modified cementitious rebar protection—a critical measure for halting rebar corrosion and extending service life.

3. Steel Beam Reinforcement

  • Pressure washing: Cleaning steel members to remove contaminants.

  • Protective coating: Applying a VCI Primer at 6 mil thickness to shield structural steel from corrosion.

4. Drainage Improvements

  • Trench drain replacement: Installation of five new trench drains with fresh bedding mortar.

  • Optimized drainage slope: Ensuring proper flow toward downspouts to reduce standing water and prevent future deterioration.

 Project Scale

  • Topside deck area: 39,415 sqft under treatment

  • Underside deck area: 68,288 sqft under treatment

  • Total contract value: $1.56 million

  • Completion of overlay installation on the main deck.

  • Full protection of exposed rebar and steel members.

  • Operational trench drains enhancing stormwater management.
