Cracking the Problem: Shrinkage Cracks in Concrete

By Frank Jad

Shrinkage cracks form in concrete due to moisture loss, thermal movement, and internal stress. Though not always structurally critical, they open pathways for water, chlorides, and contaminants—leading to:

• Corrosion of embedded steel reinforcement

• Increased permeability and moisture ingress

• Compromised durability and higher maintenance costs

Traditional surface coatings wear off over time. What your concrete needs is a deep-penetrating, chemically reactive treatment that doesn’t just mask the cracks—it seals and strengthens them from within.

The SURTREAT® TPS IV Solution

TPS IV is a proprietary silicate-based penetrating treatment designed to chemically interact with concrete, forming a permanent bond that strengthens and densifies the substrate.

1. Concrete Strengthening

• TPS IV penetrates deeply and increases both compressive and tensile strength.

• Reduces shrinkage stress, stabilizing the matrix and preventing future crack propagation.

2. Crack Sealing via C-S-H Formation

• Reacts with calcium hydroxide (Ca(OH)₂) in concrete to form calcium silicate hydrate (C-S-H).

• C-S-H is a dense, crack-sealing gel that self-fills microcracks.

• This natural, in-situ reaction makes cracks virtually impermeable to water.

3. Long-Term Permeability Reduction

• Treated surfaces become denser and less porous, significantly reducing:

• Chloride intrusion

• Moisture ingress

• Corrosion risk to steel reinforcement

Even after treatment, a slight “ghosting” of cracks may remain visible due to color variation—but structurally, they’re sealed and strengthened.

Application Process: Simple, Effective

Preparation

Clean the surface thoroughly; pressure washing is ideal to remove dust and debris.

Application

• Use a low-pressure sprayer, roller, or brush.

• Coverage: 100 ft² per gallon.

• Light misting post-application can enhance deeper penetration.

Reaction Time

Allow 24–48 hours for full chemical reaction and performance benefits to manifest.

Post-Treatment Preservation: Enter REPEL WB

Once your concrete is repaired and reinforced with TPS IV, extend its life further using SURTREAT REPEL WB—a water-based silane/siloxane repellent for long-term protection.

Key Features of REPEL WB:

• 91% reduction in water absorption (ASTM C642)

• 350% increase in contact angle—excellent hydrophobicity (ASTM D7334)

• 90% breathability retention—lets vapor out, blocks liquid in (ASTM E96)

• Non-film-forming—preserves the natural look of concrete

• Highly durable under harsh environmental conditions

• Environmentally friendly, low-VOC formulation

Where & How to Use

• Apply on clean, porous concrete (horizontal or vertical).

• Ideal as a final layer after TPS IV.

• Spray, brush, or roll onto surface until fully saturated.

• Coverage: approx. 200 ft² per gallon.

Why Use the SURTREAT System?

✔ Chemically integrates with concrete—not just a surface coat

✔ Creates a denser, more durable matrix

✔ Prevents costly deterioration and future cracking

✔ Enhances service life without the need for recurring maintenance

✔ Environmentally responsible and easy to apply

For Engineers, Facility Managers, and Contractors:

Whether you're maintaining parking structures, industrial floors, bridge decks, or precast panels—TPS IV + REPEL WB is the dual-action system that delivers performance, durability, and peace of mind.
